Can I reach you after hours?
Yes ! We understand that emergencies don’t always happen when it’s most convenient for our busy schedules which is why we offer our tenants and owners a 24 hour emergency line. Our regular office hours are 9am-5pm, Mon-Fri. During regular office hours you can reach anyone of our agents, brokers, accountants or maintenance managers -
Can you put the money directly into my account?
Your funds can be deposited as quickly as 24 hours from the time we have received it. -
Do I get to see the lease or sign it?
Yes, We use California Association of Realtor lease agreements which the owner, tenant and property management team all have access to viewing throughout the leasing process. -
Do you sell real estate too?
Yes! Our team of Brokers and Agents have sold 100’s of homes and have the expertise and knowledge to help you find the home of your dreams! Whether that is an investment property or somewhere to call home for yourself, our staff is fully equipped to handle any of your real estate needs -
How and when do I get my checks?
We are able to deposit funds directly into your account or mail you a monthly check along with your monthly statement. -
How is rent collection handled?
Tenants are given the option to pay online, deliver a check to our office or deliver payment by mail. Once the rent is received and deposits made, the owners funds will be accessible in their accounts within 24-48 hours. -
How long of a lease do you sign?
Our Minimum lease term is 12 months. After the first lease term we discuss with the owner of his or her goals and determine either a shorter lease term or a longer lease term . We then negotiate with the tenant based on our owners goal to determine the perfect lease term and rent increase to keep your home at the top of the rental market. -
How much security deposit do you charge the tenant?
Security deposit depends on the owner and what they feel most comfortable with. We can charge up to 2x the monthly rental amount for unfurnished homes and up to 3x the monthly rental amount for furnished properties. Generally our security deposits are equal to the monthly rental amount plus $500. -
How soon can you start managing my property?
Immediately! Once you decide that our team is the right Property management firm for your needs we can start managing your home the very next day! -
What type of properties do you manage?
Our management team specializes in all types of Residential and Commercial properties. From Condos, townhomes and Single family residences all the way to industrial buildings and shopping centers. If you have a property that needs management we can handle it! -
Do i pay for processing the application?
No. We obtain fees from the applicant before we process their application. -
Who pays for maintenance and repairs?
The owner is responsible for repairs and maintenance except when the tenant is responsible for damage. Because we deal with many properties, we can normally contract repairs and maintenance at a considerable savings to you. We save you money whenever possible. -
What determines the rent for my property?
Ultimately the Rental Market. However, we use our marketing experience to optimize rent in accordance with your goals. We will conduct a full Rental Market analysis to effectively determine the best price for your home which will ensure a quality tenant, quick move-in at the highest rent possible for your home. With over 25 years of real estate expertise, we guarantee to rent your home faster than anyone else. -
What are my goals and objectives?
Although it is true that the owner's goal vary, it is possible for your property supervisor to identify, categorize and prioritize them. Communication with your property supervisor about changes of these goals is important to the success of your investment. -
Are management fees tax deductible?
Yes, as a direct expense item. -
